Buying or Selling in The Villages, Florida? Here Is Exactly How I Work

Let me save you some time. Whether you're thinking about selling your home in The Villages, relocating here from another state, or deciding between new construction and resale, making a smart real estate decision takes more than scrolling through listings online.

I'm Robyn Cavallaro, a REALTOR® right here in The Villages, Florida. Since starting my real estate career, I've closed more than 320 transactions and over $120 million in sales. I didn't build my business by cold calling strangers or chasing people around asking if they wanted to buy or sell. I built it by educating people, answering their questions, and helping them understand a real estate market that can be surprisingly complicated.

If you've watched any of my YouTube videos or followed me on Facebook, you already know that I'm pretty straightforward. My videos have generated millions of views because people want to know what it's really like to live in The Villages, what homes actually cost, and what to look out for before making a major financial decision.

That same approach carries over into how I work with buyers and sellers. I believe people make better decisions when they understand the numbers, know their options, and aren't pressured into doing something they're not ready for. Whether we're talking about selling your home, finding the right neighborhood, or buying an investment property, here's what you can expect when you work with me.

Selling Your Home in The Villages, Florida

One of the biggest mistakes I see sellers make is assuming that because their home is in The Villages, it will automatically attract buyers. Years ago, when inventory was tight and buyers competed for almost everything that hit the market, selling could be relatively easy. But real estate markets change, and today's buyers have choices.

Think about it. Hundreds of homes are for sale in The Villages, and many share similar floor plans, square footage, and features. A buyer might look at five Gardenias or several Courtyard Villas before deciding which one makes the most sense. That means we need to give buyers a compelling reason to choose your home over the competition.

When I meet with a seller, we don't start by throwing out a price and hoping someone agrees. I prepare a detailed comparative market analysis, commonly called a CMA, and look at what's actually happening in your part of The Villages. I study recently sold properties, homes currently competing for buyers, pending sales, price reductions, and properties that have been sitting on the market without offers. Those numbers tell a much more complete story than an automated home valuation.

I also look closely at what makes your property different. Maybe you have a paid bond, an expanded lanai, a private backyard, an updated kitchen, or a location that puts you a short golf cart ride from your favorite town square. Those details matter, but we still need to understand how buyers value them compared with other available homes.

Once we've established a realistic pricing strategy, we turn our attention to presenting and marketing your property. I want to position your home as competitively as possible from the start, because the first few weeks on the market are a key opportunity to capture buyer attention.

Why Video Marketing Is Such a Big Part of My Selling Strategy

One thing that makes my real estate business different is the audience I've spent years building. My YouTube and Facebook content reaches people genuinely interested in The Villages, including many who research the community months or even years before moving.

I don't believe a listing should be marketed simply by uploading a few photographs to the MLS and waiting for the phone to ring. Professional photography matters, but video helps people better understand a home and picture what living there might actually feel like. Depending on the property, my marketing strategy may include property videos, YouTube exposure, Facebook marketing, and other digital opportunities to reach prospective buyers.

Of course, marketing is only part of selling a home. Once an offer comes in, we still have to navigate negotiations, inspections, repair requests, financing, and closing details. Sometimes the highest offer isn't the strongest, and what happens after the contract is signed can make a significant difference in what a seller ultimately walks away with.

I take those details seriously. My job is to help you understand your options, evaluate offers carefully, and make informed decisions from the day we list your home until the day you close.

And if your home isn't attracting offers, we won't sit around for three months pretending everything is fine. I regularly revisit the market, review new competition and recent sales, and discuss whether our strategy needs to change.

Buying a Home in The Villages: Finding the Right Home and the Right Lifestyle

Buying a home in The Villages is a little different from buying in most other communities. You're not simply choosing a house. You're choosing a lifestyle, a location, and potentially a place where you'll spend the next 20 or 30 years.

That's why I spend time getting to know buyers before we start touring properties. I want to understand what you're looking forward to doing once you get here. Maybe golf is your priority, or you're more interested in pickleball, entertainment, walking trails, social clubs, or dining in the town square. Some people want to be in the middle of everything, while others would happily trade a little convenience for a quieter neighborhood and more privacy.

No single village is best for everyone. A home near Lake Sumter Landing offers a different experience from one near Eastport, Brownwood, or the newer areas south of State Road 44. Understanding those differences before you buy can save you from choosing a beautiful home in a location that doesn't fit how you want to live.

Once we narrow down the areas and home types that make sense, we can get serious about the search. I help buyers evaluate properties based on condition, location, upgrades, bond balances, ongoing expenses, and current market value. And just as I prepare comparative market analyses for sellers, I do the same for buyers when we're considering an offer.

I don't want you making an offer simply because a home looks pretty or because someone tells you another buyer might be interested. I want you to understand how the asking price compares with recent sales, what similar homes are available for, and whether the numbers support the decision you're about to make.

Buying a home should be exciting. It should also make sense financially.

Relocating to The Villages From Another State

A large percentage of the people I work with don't live in Florida when we first meet. They're coming from places like New York, New Jersey, Ohio, Michigan, and just about everywhere else in the country. Many have been watching videos about The Villages for months, trying to figure out where they want to live and what kind of home will fit their retirement plans.

I understand why the process can feel overwhelming. The Villages is enormous, and unless you've spent time exploring the different neighborhoods, it's hard to see how much the community changes from one area to another.

That's why I offer a Relocation Planning Call. Before you spend money on airline tickets or start scheduling dozens of home showings, we can talk about your timeline, budget, and what you hope to accomplish with your move. We'll discuss neighborhoods, home styles, and ownership costs so you have a clearer picture of what might work for you.

Newcomers also often overlook several expenses. Bonds, amenity fees, property taxes, insurance, and maintenance costs can all affect what owning a home here actually costs. I believe those conversations should happen before you fall in love with a property, not after you've made an offer.

If you're planning a visit, I can also help you make the most of your time. If you can't travel right away, we can use video walkthroughs, property information, and virtual meetings to help you research homes and neighborhoods from wherever you live.

Some of my customers are ready to purchase within a few months, while others are still a year or two away. Either way, getting educated early puts you in a better position when the time comes to make your move.

New Construction vs. Resale: Understanding the Different Markets in The Villages

One of the most important things I tell buyers is that buying real estate in The Villages isn't quite like shopping for homes in a typical Florida community.

The Villages developer sells new construction directly through its own sales operation, and Properties of The Villages also markets pre-owned homes through the Villages Listing Service, or VLS. Independent real estate brokerages market resale properties through the Multiple Listing Service (MLS).

Understanding these differences matters because the inventory, sales process, and representation arrangements aren't necessarily the same.

I frequently talk with buyers who assume that because a house is brand new, it must be the better purchase. Sometimes it is. New construction may offer an updated floor plan, modern finishes, and the chance to live in one of the community's newest areas. But that doesn't automatically mean you're getting more for your money.

A resale home may already have expensive improvements completed, including landscaping, an enclosed lanai, plantation shutters, upgraded flooring, or an outdoor living area. You may also find a property with a lower remaining bond balance or a location closer to the activities you enjoy.

I believe buyers should understand the advantages and trade-offs of both options before deciding. That includes looking at the total cost of ownership, not just the advertised purchase price.

If you're considering a new home, I encourage you to learn how the developer's sales process works, what choices you have, and who represents whom before you commit. The more you understand about the market, the better equipped you'll be to choose what works for your lifestyle and financial goals.

Furnished Properties, Real Estate Investing, and Short-Term Rentals

Another part of The Villages real estate market that interests many buyers is the chance to buy a furnished home, whether for personal use, seasonal living, or a potential rental investment.

Furnished properties can be appealing because you may be able to move in without spending months shopping for furniture and household essentials. But I always encourage buyers to look beyond the convenience. It's important to understand the home's real estate value, what's included in the sale, and whether the furnishings add meaningful value.

When it comes to investment properties, I bring a different perspective because I own a short-term rental in The Villages myself. I've experienced what it takes to furnish a property, prepare it for guests, market it, manage expenses, and handle the day-to-day realities of rental ownership.

From experience, I can tell you that buying a rental property isn't simply about finding a cute house, putting some furniture inside, and assuming people will book it. Location matters, expenses matter, and the amount you pay for the property can make a tremendous difference in whether the numbers work.

Not every home that makes a great personal residence makes a good investment. Before buying, evaluate potential rental demand, operating expenses, maintenance, applicable rental restrictions, and other requirements that may affect how you can use the property.

I also provide educational resources for people interested in understanding the short-term rental business in The Villages. Whether you're buying your first investment property or just exploring the idea, I believe you should understand the financial commitment before jumping in.

Downsizing, Virtual Home Buying, and Real Estate Consulting

Not everyone who calls me is ready to buy or sell immediately. Sometimes people are trying to figure out whether moving even makes sense.

I work with homeowners considering downsizing, people preparing to retire, and buyers deciding whether now is the right time to buy. Some are selling a home in another state and need to coordinate two transactions, while others are wondering whether to rent in The Villages for a season before deciding where to buy.

These are conversations worth having, because you don't need to rush into a major real estate decision without understanding your options.

For buyers who can't be here in person, technology has made the process much easier. Video tours, virtual meetings, detailed property reviews, and electronic document signing let us accomplish a lot remotely. While there are always things to consider when purchasing a property you haven't personally visited, I can help you understand the process and evaluate the information available.

And sometimes my advice may be to wait. If the numbers don't make sense, if you're not sure which area fits your lifestyle, or if you're simply not ready, I'd rather have that conversation than encourage you to make a decision you'll regret.

What Can You Expect When You Work With Me?

My process starts with a conversation, not a sales pitch. I want to understand what you're trying to accomplish and why. If you're selling, we'll discuss your home's condition, your timeline, your financial expectations, and what's happening in the market. If you're buying, we need to talk about location, lifestyle, budget, and what matters most to you.

From there, we look at the information and develop a strategy that fits your situation. I believe in explaining the numbers, discussing the pros and cons of different options, and making sure you understand the decisions ahead.

Real estate transactions don't always go smoothly. Inspections can uncover surprises, buyers can change their minds, appraisals can create challenges, and negotiations can get complicated. Experience matters in those moments, and having someone who understands the process can make a real difference.

I've built my business by being available to answer questions, educate people about this market, and help them make informed decisions. That philosophy hasn't changed as my business has grown.

Why I Do Business This Way

When I started my real estate career, I didn't have a big database of customers waiting to call me. I had to build my business from the ground up, and early on I decided to do things differently.

Instead of constantly chasing the next lead, I focused on becoming a resource for people who wanted to learn about The Villages. I started creating videos, answering questions, sharing market information, and showing people what it was really like to live here.

Over time, those videos reached millions of viewers, and the business followed. More importantly, I built relationships with people who felt like they already knew me before we ever met in person.

Today, after more than 320 transactions and $120 million in real estate sales, I still believe that education and honest communication are two of the most important things I can offer a customer.

Whether you're selling the home you've loved for years, relocating to Florida to begin a new chapter, or purchasing an investment property, I want you to feel comfortable asking questions and confident that you understand your options.

Because buying or selling a home is a big decision, you deserve more than someone who simply opens doors or puts a sign in your yard.
